Buying questions

How do I see the financial details on a listing?

Listing pages carry the asking price, the property type, the size and the general area. Revenue, profit, rent, fuel volumes and trailing financials are released only after a confidentiality agreement is signed and the signer is verified. Those documents are then emailed directly to the person who signed, never posted on the website.

How quickly will someone get back to me?

Enquiries are answered within one business day, and usually the same day. The confidentiality agreement is sent straight away by email. Once it comes back signed and verified, the financial package follows. Buyers who already have financing arranged tend to reach a call fastest, because the seller conversation can start immediately.

Do I need financing lined up before I make an offer?

It is not required, but it changes the outcome. A buyer with a lender already behind them gets earlier access to the operating documents, the lease and the seller introduction, because sellers and franchisors prioritize candidates who can actually close. Not a commitment to lend. Subject to lender underwriting. Terms vary by borrower.

Can I buy a business with no experience in that industry?

Yes, with limits. Lenders fund first time buyers routinely, particularly in fuel retail and hospitality, but they look for either relevant management experience or a committed operator in the deal. Absentee ownership is the harder case. Businesses priced under about $1 million rarely carry enough margin to pay a manager and return a profit on top.

What happens after I make an offer?

An accepted offer moves into due diligence, which typically runs 30 to 60 days. During that window the buyer verifies financials, inspects the property, reviews the lease, and completes any brand, franchise or fuel supply approvals. Financing underwriting runs in parallel. Closing follows once those conditions are satisfied.
