Check these three before you offer
The solvent and the environmental file
Dry cleaning is the one small business where the ground under the machines can matter more than the machines.
Both leases
Rent is one of the largest costs in this business.
The equipment and the people
Ask for the equipment list with the age and condition of the boiler, the cleaning machines and the presses, and whether anything is financed.
Who it fits
- An owner operator who wants a working cash business and is comfortable running a small production floor.
- An existing dry cleaner who wants a plant of their own, or a second location, instead of paying another plant to clean for them.
Who it does not fit
- An absentee investor. At this size the numbers do not carry a full time manager and a return on top.
- Anyone who wants the real estate. There is none in this sale.

At $450,000 this is two businesses sold as one, and the structure is the point. The production plant in Missouri City does the cleaning. The pickup store in Seabrook takes garments in and hands them back. The plant already cleans for the store, so a buyer keeps both the retail margin and the production margin instead of paying an outside plant for the work.
It is a business only sale:
- You are buying the operations, the equipment and fixtures, and the goodwill at both sites.
- Both sites are leased, so you take an assignment of two leases rather than any real estate.
- The two are offered together. Splitting them needs the sellers' separate agreement.
Three things I would check before writing an offer
- The solvent and the environmental file. Dry cleaning is the one small business where the ground under the machines can matter more than the machines. Ask what solvent the plant runs, how long it has run it, and whether the site is registered with the state dry cleaner program. A lender will ask for an environmental review, and it is far better to know early than in the last week before closing.
- Both leases. Rent is one of the largest costs in this business. Read the term, the renewal options, the escalations, and whether each landlord will consent to an assignment. SBA will generally want lease term, including options, at least as long as the loan, which on a 7(a) acquisition means ten years.
- The equipment and the people. Ask for the equipment list with the age and condition of the boiler, the cleaning machines and the presses, and whether anything is financed. Then ask who runs the plant day to day and whether they stay after the sale.

Financing
- A deal this size sits well inside SBA 7(a) territory.
- The lender will want the environmental review and both leases before it commits.
- From October 1, 2026 the equity injection is at least 10 percent of total project cost.
