The cheapest way onto Harwin, and a layout flexible enough to resell. Check the condo association books before the building.

Check these three before you offer

The condo association, before the building

In a retail condo the association decides your costs, your signage, your hours, your parking and whether the roof gets fixed.

The real vacancy in the plaza, counted on foot

Rent rolls and listing sites both lag.

Who your buyer is when you leave

Retail condos are illiquid.

Who it fits

  • An owner-user in wholesale, import or a service trade who is currently renting on Harwin and would rather own the box.
  • A buyer who wants a small, cheap commercial position and will do the association diligence properly.

Who it does not fit

  • A passive investor looking for hands off income. Small retail condos take management out of proportion to their size.
  • Anyone who needs to be able to sell quickly.

The full take, if you are doing the work

At $447,700 for 2,904 square feet, this is the cheapest entry we have, and it buys a position on one of the most trafficked retail and wholesale corridors in Houston.

  • Harwin Drive has spent thirty years as the import, wholesale and discount retail spine of the city.
  • The unit is multi level with a mezzanine, which gives a buyer room to run it as a showroom, a storefront or a service business without rebuilding the space.
  • At roughly $154 a square foot this is priced closer to a car than to a commercial building, which is what makes it worth a serious look.

The thing to understand about Harwin is that the corridor and the condo are two separate investments and only one of them is doing well.

Three things I would check before writing an offer

  • The condo association, before the building. In a retail condo the association decides your costs, your signage, your hours, your parking and whether the roof gets fixed. Get three years of association financials, the reserve balance, the minutes, and the record of special assessments. An underfunded reserve in a building of this age is a bill with your name on it that has not been written yet. This is the single most common way a cheap retail condo turns expensive.
  • The real vacancy in the plaza, counted on foot. Rent rolls and listing sites both lag. Walk the whole building on a weekday and count the dark units. A plaza running at seventy percent behaves very differently from one running at ninety five, both for your own trade and for what the association can afford to maintain.
  • Who your buyer is when you leave. Retail condos are illiquid. The pool of people who want 2,904 square feet on Harwin is specific, and in a soft year it is small. Before you buy, work out who you sell to and what they would pay. If the answer is only somebody in the same trade as you, price that in.

Financing

  • An owner-user buying a retail condo they will occupy is a straightforward SBA 504 or 7(a) candidate, and at this price it is a small loan that many lenders are happy to write.
  • Investor purchases are conventional and lenders are more cautious on retail condo collateral than on standalone buildings.
  • Under the rules effective October 1, 2026 the equity injection on an SBA deal is 10 percent of total project cost.

Next step

The condo association financials, the title file and the plaza occupancy position are released after a signed NDA is verified.
