Gas station questions
How much is a gas station worth?
Most Texas gas stations sell for about three to four times the owner's yearly earnings from fuel and inside sales combined, plus the real estate if it is owned. Gallons per month, cents of margin per gallon and inside sales set the earnings. Whether the property is owned or leased, and the brand agreement, move the multiple.
Can I get an SBA loan to buy a gas station?
Yes, gas stations are one of the most common SBA 7(a) purchases in Texas. The lender will require an environmental review of the tanks and site, the fuel supply agreement, and from October 1, 2026 an equity injection of at least 10 percent of the total project cost from the buyer. A 504 loan on the station property can take 15 percent when the lender treats it as special-purpose property. Pre-qualification is not a commitment to lend and is subject to lender underwriting.
SourceWhat should I check before buying a gas station?
Tank age and the last tightness test, the environmental record on file with the state, the fuel supply contract and how many years are left on it, the lease terms if the property is leased, the last three years of fuel volume by month, and whether inside sales include lottery, beer and wine, and what permits transfer.
Do I need the fuel brand's approval to buy?
Usually yes. Branded stations run under a supply agreement with the jobber or the brand, and that agreement has to be assigned to the buyer. The approval takes weeks, so it starts as soon as the offer is accepted.
Why are there so few gas stations for sale?
Because owners hold them. Fuel and inside sales throw off steady cash, so stations change hands less often than restaurants or retail. That is why buyers in our database are waiting and why a well-run station sells quickly when it is listed.
I own a station. What is the first step to selling?
A private conversation about the numbers. Shams gives you a range based on gallons, margin and inside sales, and a plain answer on whether now is the time. No listing agreement, no fee, and no one at the station finds out.
What is the difference between buying a station with the real estate and buying just the business?
A business only sale transfers the fuel contract, the inside sales, the equipment and the goodwill, with the lease assigned to the buyer. A real estate sale includes the land and building and typically costs four to five times more. Business only deals are how most first time buyers enter fuel retail.
Does the fuel supply agreement transfer automatically to the buyer?
No. Branded stations operate under a supply agreement with the brand or the jobber, and that agreement has to be assigned, which requires their approval. Approval commonly takes four to eight weeks and is not guaranteed. Starting the assignment the day an offer is accepted, rather than near closing, is what keeps a deal on schedule.
What environmental checks are needed on a gas station?
Underground storage tanks make environmental review standard on any financed fuel property. Lenders generally require a Phase I assessment, and a Phase II where the first one flags something. Tank age, leak detection records and the regulatory history all matter. A closed or abandoned site carries materially more risk than an operating one.
SourceWhich licenses and permits does a new owner need?
Fuel retail in Texas typically involves a sales tax permit from the Comptroller, a TABC license where beer and wine are sold, a lottery license, a food permit where there is food service, and a tobacco permit. These do not all transfer the same way and several must be applied for new. TABC runs on its own timeline and cannot be rushed.
