Land and commercial property

Texas land and commercial property for sale

Business Advisory Services lists commercial land, acreage and income-producing property across Texas, from corner lots near Beltway 8 to highway frontage in Fayette County. Shams Siddiqui — Licensed Texas real estate agent — prices each parcel on what a buyer can actually build, lease or finance on it. Live listings are below.

Buyers

Who is buying

People in our database have asked about Texas land or commercial property in the past year. Most are owner-operators looking for a site, investors moving money from a sale through a 1031 exchange, and developers looking for frontage. When a new parcel goes live, the matching ones hear first.

How it works

How Shams handles land and commercial property

  • Zoning and use. Houston has no zoning but it has deed restrictions, and the suburbs have both. We confirm what can be built before we price it.
  • Frontage, access and utilities. Road frontage, curb cuts, water, sewer and drainage decide value more than acreage does. Every listing states what is on site and what is not.
  • Survey and title. We get the survey and a title commitment early. Easements and floodplain lines surface in week one, not in closing week.
  • 1031 timing. Buyers on a 1031 clock have 45 days to identify and 180 to close. We know the calendar and we move on it.
  • Owner financing. Land is hard to finance at a bank. Many Texas land deals close with the seller carrying a note. We structure it so both sides are protected.

FAQ

Land and commercial property questions

How is commercial land priced in Texas?

Commercial land is priced per square foot or per acre against recent sales of comparable parcels, then adjusted for frontage, access, utilities, floodplain and what the deed restrictions allow. Two lots of the same size on the same road can differ in price several times over.

Can I get a loan to buy land?

Bank loans on raw land are hard to get and usually need 30 to 50 percent down. Land with a building or an income stream is easier. Many Texas land sales close with the seller carrying part of the price as a note. SBA loans fund land only when the buyer will build and occupy a business on it.

What is a 1031 exchange and does it work for land?

A 1031 exchange lets an investor sell one investment property and buy another without paying capital gains tax at the sale, as long as the new property is identified within 45 days and closed within 180. Land held for investment qualifies. Talk to a CPA before you sell.

Does Houston have zoning?

The City of Houston has no zoning ordinance. It does have deed restrictions, setback rules, and floodplain and drainage requirements, and most of the suburbs have full zoning. What you can build on a parcel still has to be checked, it is just checked differently.

What should I have ready before I list my land?

A recent survey, the deed with any restrictions, the tax statement, any environmental reports, and the utility letters if you have them. A listing that comes with these sells faster because the buyer's questions are already answered.

Do you list small commercial buildings and strip centers?

Yes. Owner-occupied buildings, small retail centers and single-tenant income properties are listed alongside land. Income property is priced on net operating income and cap rate, and the listing page says which.
