$1,350,000 across 49 rooms is roughly $27,600 a key, and that number is the entire conversation. Under about $30,000 a key, a hotel is being priced as a repositioning, not as a stabilized business, whatever the current operation looks like.
What the price point means
- At this level a buyer is usually buying the building, the land and a license to try again, rather than buying a performing operation.
- The per-key figure is low enough that the renovation budget can realistically exceed the purchase price. That is normal in this bracket and it has to be planned for from the first day, not discovered.
- It is also one of the few hotel entry points a genuinely new buyer can finance, which is why these attract first-timers and why lenders look hard at them.
Three things to check before writing an offer
- What the corridor actually supports. Between Houston and Austin the demand is highway overnight, construction and project crews, and event overflow when something large is happening at either end. None of those are loyal. Drive the competitive set, count the trucks in the lots at 9pm on a Tuesday, and see what the market is really paying for a room.
- The condition, in detail and in writing. At under thirty thousand a key, assume the roof, the HVAC, the parking lot and the rooms themselves are all on the table. A property condition assessment is not optional here, and the number it produces is the number that decides whether this deal works.
- Whether a franchise is realistic afterwards. Many buyers in this bracket plan to renovate and flag the property. That plan lives or dies on whether a brand will grant the territory and what they will require. Ask the brands before the offer, not after the renovation.
Who it fits
- A buyer with renovation experience and the capital to carry an empty or half-empty property through the work.
- An operator who already runs something nearby and can share staff and management across two properties.
Who it does not fit
- A buyer who needs the property to cash flow from month one.
- Anyone pricing this on the asking figure alone. The purchase price is the smaller half of what this costs.
Financing
- Hotels are eligible for SBA 7(a) and 504 where the buyer will operate the property, and renovation can often be financed alongside the purchase in the same facility, which is the main reason to structure this through SBA.
- The lender will want the property condition assessment, the renovation budget, the trailing financials and, where a flag is planned, the brand's requirements.
- Under the rules effective October 1, 2026 the equity injection is 10 percent of total project cost, and on a special purpose asset such as a hotel a 504 lender may look for 15 percent.
