Sell a business

Sell your business to a buyer who is already looking

Selling a business in Texas starts with two facts: what it is worth and who will buy it. Shams Siddiqui at Business Advisory Services gives you a value range today, keeps your name off the market, and brings you buyers who are already pre-qualified for financing. You pay nothing until the deal closes.

Process

How selling with Shams works

  1. 1

    The number

A free, confidential look at your books. You get a range and a plain answer on whether now is the time.

  2. 2

    The package

We build the information memorandum buyers actually read: the story, the numbers, the reason to buy.

  3. 3

    Quiet marketing

Your business goes out as “established gas station, Pasadena area,” never by name. Buyers sign an NDA before they learn anything more.

  4. 4

    Qualified buyers only

We check budget, financing and fit before anyone gets your package. Pre-qualified buyers come through our lending desk, so the deal does not die at the bank.

  5. 5

    Close

Offers, due diligence, lease assignment, license transfers, funding. We run it through to the wire.

Confidential

Your staff and customers will not find out from us.

Nobody sees your business name, address or financials without a signed NDA that our team verifies by hand. Listings carry no photos that identify the location unless you approve them. Most sellers tell their team after the contract is signed, not before.

Fees

No fee until it closes.

Success fee at closing. No upfront charge, no monthly retainer. If it does not sell, you owe nothing.

Financing

Buyers arrive ready to close.

Buyers who find your listing here can pre-qualify for financing through our lending desk before they make an offer. That means fewer offers that fall apart at the bank and a shorter road to closing. Under SBA rules effective October 1, 2026, a buyer brings at least 10 percent of the total project cost, which includes working capital and closing costs, not just the price. Pre-qualification is not a commitment to lend. Subject to lender underwriting. Terms vary by borrower. Where Business Advisory Services earns a fee on both the sale and the loan, both parties receive written disclosure.

FAQ

Seller questions

How much is my business worth?

Most small businesses in Texas sell for two to four times the owner's yearly earnings before their own pay and loan costs. Gas stations, car washes and laundromats sit at the top of that range. Restaurants and small retail sit at the bottom. Real estate is valued separately. The tool on this page gives a range in ten seconds.

How long does it take to sell a business in Texas?

Six to twelve months from listing to closing is typical. Businesses priced against real closed sales, with clean books and a buyer who is already financed, close faster. Business Advisory Services pre-qualifies buyers for financing before they make an offer, which removes the most common delay.

Will my employees or customers find out?

Not from us. Listings never show the business name, address or financials. Buyers sign an NDA that is verified by a person before they see anything else. Most owners tell their team after the purchase agreement is signed.

What does it cost to sell with Business Advisory Services?

A success fee, paid at closing, from the sale proceeds. There is no upfront fee and no retainer. If the business does not sell, there is no charge.

Do I need clean financials to sell?

Two to three years of tax returns and profit and loss statements make a business financeable, and financeable businesses sell for more and faster. If the books are messy, say so early. Shams will tell you what to fix before listing and what can be explained.

Can the buyer get a loan to buy my business?

Yes, most Texas small business sales under about $5 million are funded with SBA 7(a) loans. From October 1, 2026, buyers put in at least 10 percent of the total project cost, which includes working capital and closing costs. Business Advisory Services runs a lending desk, so buyers can pre-qualify before they make an offer. Pre-qualification is not a commitment to lend and is subject to lender underwriting.
